An EPC rating is between A-G and lasts for 10 years. A is the most efficient rating, with G being the least efficient. In the UK, the average EPC rating is D.

If you’re EPC has expired, and you’re selling or renting a property, a new one will be needed. You can get a new certificate through a domestic energy assessor, or an estate agent.

Yes, EPCs are a legal requirement when buying and selling properties. As of 2018, landlords in England and Wales are required to get an Energy Performance Certificate. The EPC rating for renting a home needs to be band E or above.

Where to check your EPC

You can check to see if you have a valid EPC online by using the government’s EPC register. The register is free of charge to use, and all you need is an address.

Some buildings are exempt from needing an EPC and these are listed below:

· Residential buildings that are intended to be used less than four months a year.

· Temporary buildings that will be used for less than two years.

· Stand-alone buildings with a total useful floor space of less than 50 square metres.

· Holiday accommodation that’s rented out for less than four months a year or is let under a licence to occupy.

· If you own or intend to buy a listed building, seek advice from your local authority if the work would alter the building’s character.

How can I improve my EPC?

Depending on what your EPC states, you may be able to higher your EPC rating. This can usually be done by adding additional insulation or upgrading your heating. You can also improve your EPC rating with the addition of solar panels.
